What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

No fee, no obligation, nothing to cancel.

Installed ranges for a 25-square roof in South El Monte, CA. One square = 100 square feet.
CoveringPer squareTypical whole roofExpected life
Architectural asphalt shingleThe default choice on most American homes, and usually the right one.$650 – $950$13,000 – $28,50025 to 30 years
3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it.$500 – $700$10,000 – $21,00015 to 20 years
Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor.$850 – $1,300$17,000 – $39,00025 to 35 years
Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch.$1,200 – $2,000$24,000 – $60,00040 to 60 years
Standing-seam metalThe long game. Costs double up front and outlives two shingle roofs.$1,500 – $2,600$30,000 – $78,00040 to 70 years

What moves the price

  • Where you land in the season; crews discount when the phone is quiet
  • Access — a truck that cannot get near the house adds hours to every load
  • How many old layers have to come off before the new one goes on
  • The number of penetrations: chimneys, skylights, vents, solar mounts
  • Pitch — anything over about 7:12 needs staging and slows a crew down

Locally

Dry offshore wind lifts material that damp coastal air had been holding down. Most wind losses here happen on a handful of nights a year.

Use these as a sanity check rather than a quote. If every number you are shown sits well outside this range in either direction, that is worth asking about.

These are estimates, not quotes. They are compiled from national installed ranges adjusted for California costs and for how South El Monte is built. No contractor is bound by them.

Questions about price

I have solar panels. What happens to them?

They come off and go back on, and that is a separate cost, often handled by the solar installer rather than the roofer. If the roof is near the end of its life, do the roof first — removing and refitting panels twice is money wasted.

Should I repair or replace?

Rough rule: if the covering has more than about five years left and the damage is confined to one area, repair. If it is at the end of its life or you are patching the third leak in two years, you are paying instalments on a replacement.

Why does ventilation keep coming up?

Because a badly ventilated attic cooks the roof from underneath and takes years off it. Intake at the eaves and exhaust at the ridge, in balance. It is cheap during a re-roof and awkward afterwards.
